In late 2020 to early 2021, RSG represented the Palmdale Housing Authority in the purchase of a single-family residence that the Housing Authority planned to demolish and redevelop with affordable housing. In late 2021 to early 2022, RSG represented the City of Palmdale in the purchase of a blighted commercial property that the City planned to demolish and make available for redevelopment. For both transactions, RSG coordinated all aspects of the property sale, including coordinating property inspections, managing the review and execution of escrow documents, and acting as the point of contact for the multiple parties involved in the transactions, including the City/Housing Authority, seller, escrow agent, and third-party contractors. RSG prepared the offer letter and Purchase and Sale Agreement and assisted with negotiations regarding the purchase price and transaction points. During the due diligence period, RSG scheduled inspections and obtained several reports, including the preliminary title report, termite inspection report, and natural hazard disclosure report. After the close of escrow, RSG provided the City/Housing Authority electronic copies of all final executed documents relating to the transaction for the City/Housing Authority’s records.
